Lodger Tenancy Agreement Template

The Lodger Tenancy Agreement is for use when renting a furnished or unfurnished flat or house in which the landlord also lives. If the landlord does not live in the property, a Shorthold Tenancy Agreement will be required under the Housing Act 1996. 

The Agreement is necessary to set out the the rights and obligations of the parties to the arrangement to ensure that the landlord and lodger can both occupy the property without conflict.

One is the ‘no guarantor’ version which is drafted for use when you do not require a guarantor to be in place to guarantee the obligations of the tenant and the other is the ‘with guarantor’ version. This is drafted to include clauses that join a guarantor to the agreement so that the tenant's obligations are covered in the even that the tenant defaults.
